floor construction: Closed panel construction comprising 18mm moisture resistant tongue and grooved chipboard flooring – 44x194mm joists – 6mm exterior grade plywood soffit – 160mm rockwool insulation in floor cavity. Recessed porches have timber slatted walkway. Floors are suspended on metal shoes which bear on to concrete padstones set into the ground. The number varies with the size of the building.

wall construction: Closed panel construction comprising 14mm exterior grade plywood – 38x89mm studs – 6mm plywood decorated with a resilient wall covering and finished with emulsion paint – 80mm rockwool insulation in cavity – stained softwood casement windows fitted with weatherstrip and lockable fasteners – double glazed doors and windows, toughened glass fitted to lower door window.

roof construction: Closed panel construction comprising asphalt roof shingles – 12mm plywood – 38x89mm rafters – EX13x100mm tongue and grooved timber ceiling boards – 80mm rockwool insulation in the cavity – fascia and soffit.

miscellaneous items: Skirting – pelmet – pre-hung door complete with furniture and a five lever mortice lock. All necessary fixings.

Panel construction can be upgraded to meet half hour and one hour fire rating.
