base construction: Where appropriate we would proposed a ground supported concrete base finished with 100mm power floated floor on Jablite insulation and damp proof membrane over 100mm minimum consolidated hardcore.

wall construction: Closed panel construction comprising 14mm American sawn and grooved plywood siding or our traditional finish being 9mm external grade plywood with plant on sawn boarding decorated with wood stain or micro porous paint - 38x110mm studs - 6mm plywood decorated with resilient wall covering and emulsion paint - 80mm Rockwool insulation with 20mm air gap within cavity and Ecobrite foil insulation barrier over first stud with a 25mm spacer to create a further 25mm air gap - stained softwood casement windows fitted with weather strip, lockable fasteners and trickle ventilators - doors and windows fitted with double glazed units. Panel construction can be upgraded to meet half hour and one hour fire rating.

roof construction: Closed panel construction comprising asphalt roof shingles - 12mm plywood - 60mm foil faced rigid urethane 38x89mm rafters - 60mm foil faced rigid urethane in cavity - 9mm beaded plywood to form internal ceiling cladding, treated to achieve class 1 spread of flame -
fascia and soffit.

miscellaneous items: Skirting - pelmet - pre-hung door complete with furniture and a five lever mortise lock. All necessary fixings.

insulation: The Twyford range is insulated to meet Building Regulations and provides the following U values:

Base - 0.25 W / m2K (minimum)
Walls - 0.33 W / m2K
Roof - 0.20 W / m2K
Glazing - 2.0 W / m2K

finishes: All external timbers are treated with preservative. All external timbers and plywood, windows and doors are treated with two coats of wood stain or micro porous paint.
