Our first range is the Heritage Annexes, which is a Single Bay structure with an internal width of 3.6m.

Our third range is the Premier, which is comprised of two bays in parallel installation, resulting in an internal width of 6m. Popular Premier sizes:

Homelodge lodges do not require planning permission if they are used by a relative, carer, or guest and sited within the curtilage of your main house. All lodges are built to BS3632 standards and comply with the Mobile Homes Act 1960/68. We always apply for a Certificate of Lawful Development to ensure your lodge is fully compliant.

Some councils may apply Council Tax at the lowest band (Band A). If used by someone over 65, Council Tax is suspended.

Granny annexes are exempt under current regulations when services are taken from the main house and the lodge cannot be sold separately.

Yes. Most clients add the annexe to their main dwelling insurance, without issue. We can recommend providers if needed.

Yes. A Homelodge annexe is structurally engineered to Mobile Home standards and to a high level of precision. Its superior design makes it strong, insulated, and capable of being lifted if required. We always apply for Building Regulations approval for drainage connections to ensure your annexe meets all necessary requirements.

No, the lodge must be fully fitted to qualify as a mobile home.

No. Homelodge lodges are all stand-alone structures. However, our sister company, Kingswell Buildings, specialises in home extensions and a wide range of commercial projects. Visit the site here.

• Structure: 10-year guarantee
• Roof tiles: 10-year guarantee (20-60 year life expectancy depending on product)
• Windows and doors: uPVC or aluminium, 10-year guarantee on frames, 5 years on glass, 2 years on moving parts
• Appliances: Covered by any manufacturer warranties as supplied

• Current lead time: approximately 10 months from order to handover

Utilities:
Fresh water and electricity from the main house; foul drainage to nearest inspection chamber. Optional separate meters. Fully certified electrical and plumbing works included.

Coverage:
England and Wales only (excluding Scotland, Ireland, Northern Ireland, Isle of Man, Scilly Isles, Channel Islands).

Yes. We can provide landscaping as part of your project, including level access, patios, retaining walls, and fencing. This is offered as a separate service, priced in addition to the lodge. Please note that we do not carry out soft landscaping or planting.
