Starting with a free, no-obligation site survey, Gareth, a surveyor with decades of experience, will assess what possibilities exist in your space.

Why is the initial site survey so important

Homelodge offer a free site survey, which we feel is vital to a successful project.

Whilst on site our surveyor will understand your requirements and survey the access, site, ground-conditions, proximity of trees and services so we can ensure we design your annexe and foundation system to suit your garden.

Our surveyor will work with you to find the best location for your annexe to ensure it will sit harmoniously within your garden, while taking into account the services locations.

This due diligence allows us to get the price right from day one, ensuring that there are no hidden costs or unexpected costs later on.

If you have a smaller garden, or simply don’t want to encroach on valuable outdoor space, the Heritage range may be the perfect solution.

The Heritage Range has a unique hip end roof design that softens the look in the garden. With an internal width of 3.6m (12ft) then length can be tailored to accommodate your needs up to 18m (20ft). The Heritage L-shape lodge, is great for when space is tight but you still need a good size home. The L-Shape annexe has real charm and nestles into a corner of a garden creating its own private courtyard area, enhancing both the sense of space and the connection between indoor and outdoor living. Exterior finishes

It is important that the style of your annexe compliments your main home, this can be achieved with a choice of exterior claddings, paints, roof tiles, windows and doors.

As standard the exterior cladding we use is American siding, although we can use any cladding from cedar, horizontal boarding and aluminium giving you the freedom to express yourself. Every decision is yours, buy we are there to advise on the most appropriate products to ensure you benefit from the perfect combination of longevity and aesthetic appeal.

 

Interior layouts

With a range of options for one, two, three and four-bedroom floor plans, you have the freedom to choose what works best for you and your loved ones’ needs.

We can tailor everything from the kitchen surfaces and bathroom finishings to the layout of your living room and lighting in your bedroom, all to suit your preferences and personal requirements. If you need to future-proof the bathroom with grab rails or design an open-plan wet room layout to accommodate wheelchair access, we can implement this for you.

During your design consultations, our experts will look at what you are hoping to achieve with the overall layout. Later in the process we will hold a final details meeting with you, where we will finalise your design and specification. At this meeting it is a chance to look at all of those finer details, such as kitchen units, colours and handles ensuring we have created the perfect space and brief before your annexe goes into production.

Securing planning permission for your granny annexe

As our garden annexes comply with the Mobile Home Act and meet BS3632:2023 residential standards, this means that you won’t have to deal with the stress of acquiring planning permission for your granny annexe. We have a 100% success rate for installing ancillary garden lodges, without needing permission from your Local Planning Authority (LPA) provided that the annexe is ancillary accommodation and is sited within the curtilage of the dwelling house.

For peace of mind, we always apply for a Certificate of Lawful Development, from your local authority thereby ensuring you have a legal document confirming your annexe is compliant prior to works commencing.
