We have developed a range of annexes up to 6.0m x 18m that in the vast majority of cases do not need Planning Permission and we will obtain a Certificate of Lawful Development from the Council to formally approve this. These lodges are also zero-rated for VAT bar white goods and carpets.
Under the Mobile Home Act the structure and installation does not have to comply to Building Regulations. We have structurally engineered our lodges to a very high level to withstand their ability to be craned so they are a signigficantly strong construction. Also when originally designed the insulation exceeded the current Building Regulations at that time, however Building Regulatons evolve as you would expect but we maintain a very high level of insulation thus making the lodges very warm, economic and eco-fiendly. We believe it prudent to apply for Building Regulation approval to cover the foul drainage installation - as part of our service we will handle this application.

Do I need planning permission for a granny annexe mobile home? - Generally the answer is no as we will obtain a Certificate of Lawful Development. However, if it is necessary then don't worry, as we have years of experience in gaining planning consent. If you talk to us first, before you contact your local authority, we will be able to advise you on whether planning permission is required and handle all the negotiations and applications with your Local Council for you.
