Mr & Mrs Jennings

We worked together with Homelodge in the design process and I felt my wishes were very much taken into an account. The Homelodge site crews were a pleasure to have around. Our project was all on budget and on time, we are really pleased. From start to finish Homelodge has been a joy to work with.

The Homelodge Process

Every Homelodge annexe is carefully planned and constructed to meet your individual needs. With over 40 years of experience, we combine expert design, skilled craftsmanship, and attentive personal service to deliver a high-quality, bespoke building that enhances your home. Below is a detailed guide to our 8-step process.

Step 1: Initial Consultation

We begin by taking the time to understand your needs, lifestyle, and overall vision for your annexe. This can be done through a site visit, a telephone consultation, or a meeting at our offices and factory. We will discuss how the space will be used and explore your requirements for the kitchen, bathroom, utility areas, and any accessibility needs.

Once we have a clear view of your priorities and budget, we can guide you through suitable design options and prepare an initial concept, along with an early assessment of feasibility. This stage is followed by a site-specific survey, which is outlined in the next step, to confirm the practical details before moving forward.

Step 2: Site Survey and Feasibility

Our team visits your property to carry out a detailed site survey, which is a key part of the design and preparation process. During the visit, we assess dimensions, ground conditions, access routes, and how the annexe will sit in relation to your existing home. We also check the location of existing utilities to ensure the annexe can be connected as part of the main house, as required under the Mobile Homes Act.

Step 3: Design and Planning

Using your requirements as a starting point, we create a bespoke annexe design focused on layout, size, and overall look. This stage ensures the space works well for your needs, budget, and garden setting.

Once the design is agreed, we manage the process on your behalf. Although planning permission is not required, we always obtain a Certificate of Lawful Development and arrange drainage connections through our Building Inspector partners. This ensures the annexe is fully compliant and ready to move forward with confidence. Final finishes are confirmed in the next step.

Step 4 – Final Details Meeting

The Final Details Meeting at our Winchester office is the final step before your Homelodge goes into manufacturing. This full-day meeting is booked exclusively for you and takes place with Felix, our Managing Director, and Mischa, our Architectural Technician.

Together, you will go through all aspects of the annexe, including groundworks, internal layout, kitchen and shower room design, and internal and external colours and finishes. Samples are available to help you choose with confidence, and our nearby showlodges provide a clear visual reference. A light lunch is provided, ensuring the day remains relaxed and focused before work begins on site.

Step 5 – Manufacture and Preparation

Your annexe is carefully crafted in our UK-based factory, where consistent conditions and close supervision ensure high levels of quality and precision throughout production. Every component is meticulously designed by our architectural team before manufacturing begins, ensuring accuracy, durability, and a well-considered finish.

Our skilled craftsmen then bring the design to life, paying close attention to every detail, from the main structure through to joinery. All elements are prepared and coordinated for smooth installation on site, including utilities and internal fittings. Built to exacting standards, each annexe leaves the factory ready to become a comfortable, long-lasting home and asset to the family estate.

Step 6 – Installation and Handover

The most exciting stage is the delivery and installation of your Homelodge on-site. Our experienced team assembles the annexe with care, ensuring all components fit perfectly and systems are fully operational.

Once installation is complete, our Contracts Manager, Tom, carries out a thorough inspection, walks you through the features of your annexe, explains the Operations Manual, and answers any questions. Finally, the keys are handed over, giving you a ready-to-use, high-quality annexe to enjoy immediately.

Step 7 – Landscaping

We are proud to offer landscaping as an optional service to complement your Homelodge. This includes pathways, patios, and other hardscape features that help your annexe blend seamlessly into your garden. We work with you to understand your ideas and provide a tailored quotation. Landscaping works can be scheduled to begin once your annexe is fully installed, ensuring a smooth transition.

Step 8 – Aftercare and Our Guarantee

Once your Homelodge is complete, it is supported by a comprehensive maintenance plan and a robust guarantee, giving you peace of mind from the start.

The structure of the annexe is guaranteed for 10 years, and roof tiles carry a 10-year guarantee, with a life expectancy of 20–60 years depending on the product. Windows and doors, whether they’re made of UPVC or aluminium, come with a 10-year guarantee on frames, 5 years on glass, and 2 years on moving parts.

As part of our aftercare service, we provide detailed guidance on maintaining both the exterior and interior, helping you preserve the appearance, safety, and longevity of your Homelodge. We can also offer ongoing maintenance, if required.

Mr O’Donovan

We have now had our annexe for 28 years and Homelodge has maintained it periodically and it still looks splendid. We have been very pleased with the service and quality; I am glad it is a timber annexe because of the surroundings it is placed in. A Homelodge is superior to what I have seen elsewhere.
